Architectural Excellence
The Classic California Bungalow design influenced the Windemere project resulting in an upscale Sales Center for a group of home developers. The board and batten structure features a slate-faced entrance, 1800 sq. feet of decking and multi-paned windows. Nestled in the rolling hills of San Ramon, California, visitors enter an inviting interior gallery, which includes hardwood floors, a gas fireplace and a stone hearth. Architect-specified drop beams camouflage the seams of the three-module construction. A decorative wall made from 3/8" tempered Australian glass separates the gallery from the conference room, childrenĘs play area, restroom, private office and a break room.
Technical Innovation
Mobile Modular, in collaboration with United Modulars, and Lennar Home Builder's Tom Martin, took Tom's vision and made it a reality. To accommodate the load bearing of the site built roof structure and facade, special engineering was required for the foundation, floor, and exterior walls. Headers above windows and doors were also reinforced for added support. C-channel steel framework strengthened the entire perimeter foundation for each module. Several other items were upgraded to support the roof load, including framing, blocking and connection points. 53 recessed can lights were placed throughout the building, requiring special ducting to conduct proper air flow. Special framing was also necessary for adequate airflow for the fireplace and hearth.
Cost Effectiveness/Energy Efficiency
Speed was the overriding factor for this building. The area in which the sales office currently resides is zoned for retail, making the permit process cumbersome for stick- built construction. The permit process is easier for a temporary use building. The developer needed the building quickly, and it could be in use for as long as 8 years. Having a community information center, immediately available to begin the sales process was vital. One energy efficient element was the use of .045 EPDM over dens-deck plastic roofing material, which is white for less heat reflection.
